Mount Pleasant estate to have 6,000 HDB flats, up from 5,000 previously announced
Lee Sze Teck, leading director of data analytics at Hiuttons Asia, thinks the Mount Pleasant Crest project that will be launched for sale in October will draw strong interest, as a result of its location close to Mount Pleasant MRT Station and schools like CHIJ Primary Toa Payoh and Singapore Chinese Girls’ School.
Six structures, which HDB claims were “identified as the most significant representations of cops heritage”, have actually been preserved and will be incorporated right into the brand-new estate. Four blocks are going to be repurposed for alternate usages like a neighbourhood cops post and SPF Heritage Gallery. One block will continue to act as the Senior Policeman’ Mess, whilst another will be integrated right into future projects. Additionally, the former OPA parade square will be kept as public space for community use.
The Mount Pleasant estate rests on the location of the Old Police Academy (OPA), near the Thomson Flyover off the Pan Island Expressway. The OPA was run as the training institute for the Singapore Police Force (SPF) till 2005.
The first BTO project in the Mount Pleasant estate will be started as section of the October 2025 BTO exercise. Called Mount Pleasant Crest, it will offer around 1,350 units of two-room flexi to four-room flats. There will also be 270 units of public rental flats.
Served by the new Mount Pleasant MRT Station on the Thomson-East Coast Line, Mount Pleasant will be a car-lite estate and include Transit Priority Corridors with dedicated bus lanes, broader foot pathways and cycling pathways. New roads, consisting of a major highway named “Old Police Academy Roadway”, will even be built to enhance availability. There will also be a protected pedestrian road that connects the numerous precincts in Mount Pleasant, HDB mentions.
Four Build-to-Order (BTO) ventures are prepared for the upcoming Mount Pleasant estate, which will generate around 6,000 new flats upon completion. This is 1,000 more than the 5,000 units formerly announced for the 33ha site, HDB claims in a Sept 2 press release.
HDB states the “white flat” layout will be offered at Mount Pleasant Crest. Flat investors can select the open-concept layout, which provides a contiguous living and bedroom area without separation surfaces, when they are invited to book a flat.
Mount Pleasant’s proximity to Toa Payoh will also factor right into need and prices. “The project may be a Prime BTO as resale flat prices in Toa Payoh are quite high and the older estate has one of the greatest numbers of million-dollar resale condos,” Lee adds. Prime lodgings are subject to tighter regulations, like a 10-year minimum occupation period and a subsidy clawback.
Eugene Lim, key executive officer at ERA Singapore, notes that the white flat theme at Mount Pleasant Crest might attract younger Singaporeans and home owners meaning to do extensive renovations. “A white level typology will certainly give them the choice to customise their format to deal with their real estate needs, allowing for adaptability over the much longer term,” he says.
This will be the second BTO project to offer the white flat layout, after the Crawford Heights BTO project, that launched last October. According to HDB, referring to four in 10 flat customers selected the style at that project.
According to HDB, the increased supply adheres to “additional detailed planning studies” and will assist to meet good housing interest.
