Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore
According to a private research study by Milieu, selected by Master Community Developer Sunway Property (June 2025) to gauge Singaporeans’ interest in Johor real properties, nearly half (48%) of examined property applicants are taking into consideration Johor Bahru for their next acquisition– 83% of whom already own property in Singapore.
Sunway Property has launched Sunway Majestic, its very first project in Johor Bahru City Centre (JBCC) and the city centre’s very first SOHO apartment or condos. With estate term, a location simply 3 kilometres from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and beside Sunway Commercial Square, the property is strategically placed for both own-stay buyers looking for city-centre advantage and investors wanting to capture cross-border leasing need.
Sunway Majestic marks Sunway Property’s first property development in JBCC and the city hub’s first SOHO flats. Sunway Majestic has 1- to 3-bedroom SOHO units starting off at RM400,000, with the possibility to customise under Sunway Property’s distinct Design to Own idea. This cost point sits well just within the selection looked for by 72% of surveyed buyers (RM1 million and below), the Sunway news release states.
The project includes multi-tiered security systems. Connectivity is enhanced via a dedicated transport service to the RTS, a sidewalk link to Hutan Bandar, and access to surrounding shopping malls, schools, and healthcare amenities. It is adjacent to Sunway Commercial Square, a retail center for shopping and dining to be managed by Sunway Malls.
” Property buyers here are discerning and believe long term,” claimed Gerard Soosay, Sunway Property Ceo (Southern Area). “Johor Bahru’s appeal is genuine, but expectations are higher: neighborhoods have to be safe, linked, and adaptable to cross-border lifestyles. That is the requirement we are building towards. Our role as Malaysia’s Master Community Developer is to meet this developing landscape with a long-lasting view, co-investing in the places we build and remaining true to our promise of being With You For Generations.”
Sunway Majestic is also part of Sunway Property’s The BIG Deal campaign, including 16 Signature Projects and New Launches throughout Klang Valley, Johor, Ipoh, and Penang. Running from now till Nov, the campaign supplies RM10 million in funds benefits, alongside unique packages and buyer rewards.
Johor is benefitting from major plan and facilities catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier this year, is projected to draw in considerable financial investment and business flows. On the other hand, the RTS Link, linking Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will cut cross-border trip to just 6 minutes.
Buyers to date show Johor Bahru’s cross-border profile, with 30% Singaporeans and 70% Malaysians (of that 60% work inside Singapore). Acquisitions are mostly for personal stay (70%), with 30% for financial investment.
